By accessing or using RentSniper ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service.

2. Description of Service

RentSniper is an automated rental listing monitoring and application submission tool. The Service:

  • Monitors Zillow for new rental listings matching your criteria ("Scout")
  • Automatically applies to listings on your behalf ("Sniper")
  • Sends notifications when new listings are found
  • Provides analytics and tracking for your rental search

3. User Responsibilities

3.1 Accurate Information

You agree to provide accurate, current, and complete information in your profile. You are responsible for ensuring your rental bio, income, and other details are truthful and up-to-date.

3.2 Account Security

You are responsible for maintaining the security of your account credentials. Notify us immediately if you suspect unauthorized access.

3.3 Compliance with Laws

You agree to use the Service in compliance with all applicable federal, state, and local laws. You will not use the Service for fraudulent or deceptive purposes.

3.4 No Spamming or Abuse

You will not abuse the Service by submitting excessive applications, harassing landlords, or violating Zillow's Terms of Service.

4. Service Limitations and Disclaimers

4.1 No Guarantee of Results

RentSniper does not guarantee:

  • That you will be approved for any rental application
  • That landlords will respond to your applications
  • That listings will remain available when you apply
  • 100% uptime or uninterrupted service

4.2 Third-Party Dependency

RentSniper relies on Zillow and other third-party platforms. We are not responsible for changes to their platforms, terms, or availability.

4.3 Automated Actions

By using the Sniper feature, you authorize RentSniper to apply to listings on your behalf using the information in your profile. You remain responsible for all applications submitted.

5. Subscription and Payments

5.1 Free Trial

New users may receive a free trial period. After the trial, you must subscribe to continue using premium features.

5.2 Pro Subscription

The Pro plan costs $29.99/month and includes unlimited Scout runs, automatic Sniper, and full listing access.

5.3 Micro-Unlocks

Free users may purchase one-time access to individual listings for $1.99 per listing.

5.4 Billing

Subscriptions auto-renew monthly unless canceled. You can cancel at any time via your account settings. No refunds are provided for partial months.

5.5 Price Changes

We reserve the right to change pricing. Existing subscribers will be notified 30 days in advance of any price increase.

6. Refund Policy

All sales are final. RentSniper provides immediate digital access to real-time data and automation services. We do not offer refunds for subscriptions or micro-unlocks once payment is processed. For more details, see our Refund Policy.

7. Termination

We reserve the right to suspend or terminate your account if you:

  • Violate these Terms
  • Engage in fraudulent or abusive behavior
  • Fail to pay for your subscription
  • Use the Service in a way that harms RentSniper or other users

You may cancel your account at any time via your account settings.

8. Intellectual Property

All content, code, designs, and trademarks associated with RentSniper are owned by us or our licensors. You may not copy, modify, distribute, or reverse-engineer any part of the Service without our written permission.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW:

  • RentSniper is provided "AS IS" without warranties of any kind.
  • We are not liable for any indirect, incidental, or consequential damages.
  • Our total liability to you will not exceed the amount you paid us in the past 12 months.

You agree to indemnify and hold harmless RentSniper, its employees, and affiliates from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.
